Downtown Lansing continues to experience significant residential growth, with several new housing developments adding hundreds of apartment units to the area. Below is an overview of recently completed projects and developments currently underway.

  • Riverview 220

    Riverview 220 is a Lansing Housing Commission development that celebrated its ribbon-cutting ceremony on June 8, 2026. Located at 220 E. Kalamazoo Street, directly across from the Capital Area Transportation Authority (CATA) Transportation Center, the mixed-use development includes 63 residential units, consisting primarily of two- and three-bedroom apartments. Most units are income-restricted and supported by housing vouchers. In addition to residential housing, the development features ground-floor commercial space.

  • Grand Vista Place

    Grand Vista Place, another Lansing Housing Commission project, also held its ribbon-cutting ceremony on June 8, 2026. Located at 425 E. Grand Avenue, the development provides 55 affordable housing units supported by project-based vouchers, further expanding access to affordable housing in downtown Lansing. 

  • Washington Square Apartments

    Washington Square Apartments, located at 100 South Washington Square, are part of the New Vision Lansing Project. The development involves the conversion of a 10-story office and commercial building into a residential property, creating 66 new rental units. Construction is expected to be completed in the fall of 2026. 

  • Capitol Tower

    Also part of the New Vision Lansing Project, Capitol Tower is located at 201 North Walnut Street. The development will feature 120 studio, one-bedroom, and two-bedroom apartments and is expected to be completed in early 2027.

  • Tower on Grand

    Tower on Grand is the largest of the new residential developments planned for downtown Lansing. The project includes a 28-story, 300,000-square-foot skyscraper at 235 S. Grand Avenue and will add 287 rental units to the downtown housing market upon completion. 

  • Ingham Building

    The Ingham Building redevelopment project, located at 116 W. Ottawa Street, will transform an existing commercial property into 25 residential units. The project is expected to be completed by the fall of 2026.

  • Brick Row

    Following the City Rescue Mission’s relocation to a larger facility, Brick Row is redeveloping six historic buildings along the 600 block of Michigan Avenue. Scheduled for completion in September 2026, the project will include 15 residential units and six retail spaces, bringing new housing and commercial activity to the corridor.

  • Capitol Walk Apartments

    Capitol Walk Apartments is a proposed residential development expected to break ground in the fall near Chestnut Street. The project will add 124 residential units and further contribute to the continued growth of downtown Lansing’s housing inventory.

Looking Ahead 

Together, these developments represent a substantial investment in downtown Lansing’s future. With a mix of affordable housing, market-rate apartments, adaptive reuse projects, and mixed-use developments, the city continues to expand its residential offerings while supporting economic growth and revitalization in the downtown area.
