Gillespie Group kicks off Brick Row redevelopment in Lansing

LANSING, Mich. — On December 1, 2025, the Gillespie Group officially kicked off a major redevelopment effort in Lansing’s Stadium District, unveiling the Brick Row project — an $8 million plan to renovate a cluster of six century-old buildings along the 600 block of East Michigan Avenue. 

The six properties — located at 603, 605, 607, 609, 611 and 613 East Michigan Ave. just east of the city’s minor-league ballpark at Jackson Field — will be transformed into a mixed-use development featuring 15 housing units upstairs and ground-level commercial space totaling approximately 6,900 square feet. 

Development leaders say Brick Row will restore life to what was one of the last untouched blocks in the Stadium District, combining historic character with modern amenities. 

The project is supported in part by state grant funding — over $600,000 awarded by the Michigan Economic Development Corporation (MEDC) — to help subsidize the renovation and help offset the costs of creating new housing and retail space downtown.

Local reaction has been welcoming: nearby business owners and residents say they’re hopeful that Brick Row will bring fresh energy, renewed foot traffic and a mix of new storefronts — such as shops or eateries — that complement the existing vitality of the Stadium District. 

If all goes to plan, the redevelopment will not only preserve architectural history, but also provide downtown Lansing with needed housing and commercial activity — potentially strengthening the area’s long-term livability and economic vibrancy.
